Condominiums and 2–4 unit properties can produce very different DSCR results. A condo may have one lease but substantial association dues, while a duplex, triplex or fourplex may combine several rents with higher insurance, taxes or maintenance exposure.

For condominiums, the lender may review both the individual unit and the project. Insurance, association finances, litigation, structural issues, occupancy and rental restrictions can affect eligibility. For 2–4 unit properties, the appraisal and rent schedule should identify each legal unit and its market or contract rent.

Are non-warrantable condos eligible?
